When is a HERS Rating required for a new home in Massachusetts?

A HERS Rating is required for new construction projects in Massachusetts towns that have adopted the Stretch Energy Code or the Specialized Opt-In Energy Code. These ratings use energy modeling and third-party verification to confirm that the home meets whole-home performance standards.

When do additions or renovations trigger Stretch or Specialized Opt-In Code requirements?

Renovations require a HERS Rating if they are an Extensive Alteration (IRC) or Level 3 Alteration (IEBC) affecting over 1,000 sq. ft. or 100% of the existing conditioned floor area. Additions trigger requirements when they exceed 1,000 sq. ft. or increase floor area by more than 100%.
